Mission Medical Office Building 2 (MOB 2) is a ±57,007 RSF, three-story medical office building located on the Providence St. Joseph Mission Hospital campus in South Orange County. MOB 2 is conveniently located near several major freeways, including the 5, 405, and 73-toll road, and numerous amenities, including The Shops at Mission Viejo and numerous high-end restaurants. MOB 2 recently underwent a multimillion-dollar interior and exterior renovation that included lobby renovations with modern LED light fixtures, digital directories, and extra-wide corridors featuring vinyl plank tiles and LED lighting throughout. Elevator cabs were modernized and feature stainless steel finishes and increased depth to accommodate a standard-sized gurney. New restrooms provide ADA accessibility and feature new porcelain tile, custom lighting, and all-new fixtures. The exterior of the building features all new paint, drought-tolerant landscaping, updated canopy entrances, new monument signage displayed in front of the building, new parking bollards, and clearly marked designated ADA-accessible parking spaces. Brand-new HVAC units and all-new energy-efficient custom windows were installed to complete the renovation project. MOB 2 is positioned to accommodate a full building user. Each floor consists of approximately 16,000 SF of contiguous, customizable space. In addition, MOB 2 has ±8,783 SF of subterranean, fully functional medical office space ideal for imaging, physical therapy, rehabilitation, and records keeping, or for a tenant gym and/or lounge.
